Thomas J. Mulrenin

Thomas J. Mulrenin is a former member with more than forty years of experience in the field of real estate development.  Known by his clients and colleagues as “TJ”, Mr. Mulrenin began his legal career in 1980 as in-house counsel for Safeway Stores Inc., where he negotiated, documented and oversaw all Safeway real estate transactions in the eastern half of the United States.  From 1986 through 1992, Mr. Mulrenin served as General Counsel and Development Project Manager for Pence Friedel Developers, Inc., a national shopping center developer.

Since commencing private practice in 1992, Mr. Mulrenin has concentrated his practice in real estate development, leasing, finance, and general business counsel.  As the landscape of retail development has evolved, Mr. Mulrenin’s experience has expanded to include highly sophisticated mixed use projects, including those in an urban vertical environment and marina, hotel and celebration venue uses.

Mr. Mulrenin represents large regional real estate developers and commercial project owners who are industry leaders in creating innovative urban, suburban and marina projects.  Developers involved in the acquisition of land or redevelopment sites rely on his advice regarding financing, due diligence, entity formation, purchase contracts, and development agreements.   Mr. Mulrenin negotiates and documents construction and permanent loans, equity partner arrangements and private offerings.  Project owners rely on Mr. Mulrenin’s extensive leasing experience for preparation of form lease documents, reciprocal easement agreements and lease negotiations with anchor, in-line and outparcel tenants.

"TJ and I met professionally in 2009. Since that time, TJ has helped us structure, finance and develop projects that have changed the landscape of the Mid-Eastern Shore. We have expanded the footprint of the Chesapeake Bay Beach Club to include The Inn at the Chesapeake Bay Beach Club and numerous amenities. We acquired and redeveloped the iconic Tidewater Inn in Easton, Maryland through a creative combination of private equity, bank and public financing. We also acquired the land for Gibson’s Grant, one of the largest residential developments in recent years in Queen Anne’s County. TJ brings expertise, enthusiasm and a goal-oriented approach to assist us in bringing our projects to successful conclusions. Importantly he represents us with integrity, and in our community with his communication, legal and business skills."

John H. Wilson, Founder, Chesapeake Bay Beach Club

"TJ has provided a variety of legal services to our real estate affiliates for more than five years. We can count on him to negotiate complex transactions including office building and shopping center financing, sales and leasing, as well as documenting joint ventures with our business partners. TJ is able to bring deals to successful conclusions with his experienced, reasonable approach. We are grateful for his efforts on our behalf."

Jay Baldwin, President, Reliable Contracting Company, Inc.

"TJ Mulrenin has served as our corporate outside counsel since 2016. He has represented our firm in a variety of matters including marina acquisitions, real estate sales, financing, partnership, leasing and contracting. His firm has also provided litigation and pre-litigation services. We can count on TJ and his colleagues to respond quickly and efficiently, and he is a very valuable member of our team."

Jeremy Parks, Executive Vice President, Jerome J. Parks Companies; Trident Marine Group, LLC

"TJ began representing the United States Yacht Shows, Inc. and our numerous affiliates, in 2015. Since then we have documented a corporate restructure, executed multi-year lease extensions for our four primary shows, negotiated a lease to relocate our corporate headquarters to the Annapolis City Dock area and addressed the myriad of legal and transactional challenges faced by an enterprise of our complexity. We have come to count on TJ to help us put everything in place to produce our industry-leading boat shows year in and year out."

Paul Jacobs, President, Annapolis Boat Shows
